1. Declutter
This may seem like an obvious thing to do, but not everyone does it. A potential buyer makes a decision on whether or not they're going to purchase your home within seconds after walking into your front door, therefore you should focus on decluttering the first three spaces the buyer sees. Those spaces are usually the foyer, living room and kitchen.
You may have heard of the term "less is more" - a space with less clutter and less things in it will look and feel larger.
A good rule of thumb is the 80/20 rule. 80% empty and 20% full.
2. Depersonalize
A potential buyer may feel like they're invading someone's home if your home has lots of personal items like photos of you, your family and friends.
The idea is to make your home as appealing as possible to the most potential buyers, which typically results in a higher selling price, therefore it is always advised to take as much of your personality out of it as you can.
But it's not just photos that personalize your home, paint colors make a big difference too. Neutral colors like gray, beige and white appeal to the most potential buyers, plus lighter colors can make the space appear larger.
3. Define
This may also seem like an obvious thing to do, but so many times we see bedrooms set up as home offices or even walk-in closets. We have also seen dining rooms setup as kids play rooms, or garages set up as storage units.
We recommend setting up every space as it was originally designated. Try putting a bed in the bedroom that's missing a bed, a dining set in the empty dining room, remove kids toys and set up the living room as the adult space.
